Making some money out of repurposing land is something that I am trying to master and feel that it can be fairly lucrative if you can cope with the holding cost of the property.What I mean by the word “re-purpose”, is taking an
ERF which has a certain zoning or restrictions, and then modifying that restriction in order to allow the land to be used for purposes that would not have been allowed before.I typical example would be the rezoning of a property from Single Residential to General Residential. The difference being that suddenly you are able to build multiple units on a property, which otherwise would have only been able to be used for a single home. And of course the value of the land should be significantly more.So why am I talking about re-purposing of land and prefabricated housing options in the same discussion? Well the problem is that rezoning of land takes a very long time. There are various City Council requirements that need to be addressed. 1. Neighbors need to be given the opportunity to object. 2. The general public might also have the opportunity to object. 3. The change needs to be advertised, and it can easily take a number of years.So how can I make a property going through this process work for me while I am waiting for it to be rezoned?One of the options I am considering at this point is erecting prefabricated housing on a site going through the above process. As the rezoning comes to a conclusion, the temporary housing can be moved to a different site, and the cycle can repeat itself on new site. There might be something in the idea, although my gut tells me that the costs of the housing might easily out weigh the cash flow benefit of the rental income. My guess is that at some point this opportunity will become a viable as property (and holding costs) becomes more expensive. Time and a decent spreadsheet will tell.
